Redevelopment of garages site on Ashburnham Place - update
Hello everyone - I am sharing responses below from Chris Horn, developer, to questions raised at our recent meeting to discuss the redevelopment of this site.
- First of all I can confirm that each of the three properties is detached and is two storeys high and that none has car parking provided as part of the scheme. Our expectation in common with standard practice at the Royal Borough of Greenwich is that future residents at the three address points will also be permanently excluded from joining any local CPZ’s.
- There was an interesting discussion about whether the site should be gated. My recollection is that there was some ambivalence over this in previous discussions with the council. However, I took away from the meeting a unanimous preference amongst local residents that there should be a gate and our application will now specify this.
- There were a number of questions relating to potential impacts on flora and fauna. Our assessments have found no animals living or nesting on the site, although it is undoubtedly crossed from time to time by foxes and squirrels moving between neighbouring gardens. Because the site is covered by a mix of buildings and hardstanding there are no trees on the site and only brambles and other weeds have been able to thrive. This growth was recently cut back and arrangements are in place to keep regrowth in check. There is however significant tree root spread beneath the site and arboricultural advice has been taken to ensure these are protected and details of this will form part of the planning submission.
- A number of Langdale residents asked about overlooking. The houses are set back to the eastern edge of the site and have been designed specifically to avoid this. Windows at ground level face the western boundary wall and there are no west facing windows at first floor. I have attached below east and west elevations which I hope show this more clearly.
- One or two Langdale residents asked if I could provide an image showing relative heights of the existing and proposed properties more clearly. I have attached below North and South elevations which I think better convey the scale relationship between the three new units and the existing Victorian houses.
- In respect of the small terraces on each of the houses, I can confirm that these are planted areas and are not accessible or useable as external amenity spaces.
- I was also asked to confirm the internal floor areas of the houses. They are each 2-bedroom units with an internal area of approximately 110m2.
- In respect of our programme, we hope to submit for planning later this month, following which Greenwich will register and validate the application before commencing a statutory planning process. It will then be for the council to determine the planning application and we would hope to know the outcome at some point during Spring 2026. We do not at this stage have a date for commencement of construction, but our estimate is that the build from start to finish would take approximately12-months.
